You bring the lot.
We'll build the home it's meant to hold.
Most builders start with a plan and go looking for a lot to put it on. We do it the other way around. Before you spend a dollar with us, we’ll walk your land anywhere around Lake Norman or greater Charlotte and show you what it can actually hold.
Where are you starting?
I own the land
Good. Send us the address and we’ll tell you what it can hold, what it will cost to build there, and anything about the site you’ll want to know before you plan around it.
I'm still looking
Even better. Talk to us before you buy rather than after. We’ll look at any lot you’re considering, and we keep a list of ones we know about in the area.
What we look for when we walk your lot
Land that looks fine from the road can carry costs you won’t see until you own it. Here’s what we check, so you don’t have to.
Slope & topography
Where the house sits, how much dirt has to move, and whether the lot wants a basement or a crawl space.
Views & orientation
Which rooms get the view, where the morning sun lands, and which way the porch should face.
Septic & perc, or sewer
What the soil will take, and where the drain field has to go.
Water & power
How far the nearest connection is, and what it costs to bring it in.
Setbacks, easements & HOA
What you’re allowed to build, and where on the lot you’re allowed to put it.
Drainage & trees
Where the water goes in a hard rain, and which trees are worth keeping.
What you walk away with
An understanding of your lot with a home placed on it, so you can visualize how it sits, where the driveway goes, and what you’d be looking at from the back porch. Plus a straight answer on what it would cost to build there.
Most lots work. When one doesn’t, we’ll say so, even though it costs us the job. We’d rather lose a build than put you on land you’ll fight for the next thirty years.
Let's build your custom home to fit every chapter ahead.
We start with your land, design around how you’ll really live, and stand behind every board long after you move in. Built for a lifetime, not a moment.
